Project: 270 Newbury Street Basement Restaurant Renovation
Renovation of the 1,675 sf, lower level (basement) to meet the new needs of a restaurant type tenant. The base building Plumbing, Fire Protection and Electrical services will be upgraded to support this project. Plumbing will require adequate underground piping and connections to existing sewer pipe for a restaurant kitchen operation and for new public toilets. HVAC will require new gas fired furnaces with new ductwork and devices for the lower level along with condensers on the roof to provide heating and cooling. The existing steam boilers will be replaced and piping revised to reconnect to the existing risers for the 12 residential units.
Project: Portland Street Condominiums, Boston

The six-story Forecaster Building, a vacant building in the Bulfinch Triangle at 121-127 Portland St., will undergo a $20 million renovation and conversion that will include condominiums and retail space.
Renovations and additions will add four stories to the building for a total of ten. After renovation and addition, the historic 109,033 sf property will house eighty residential units, including one-, two- and three-bedroom condominiums. Two ground floor retail spaces totaling 3,719 square feet will create street-level activity and vitality for the neighborhood.
The newly renovated building will have 127,000 sf of residential, retail and garage space. The additional stories will add twenty-nine new residential units. Thirty-two parking spaces for residents will be contained within the first floor and will utilize mechanical stacking systems. Additionally, the renovation will provide space for electrical charging stations to encourage the use of alternatively fueled vehicles. The development team includes Cathartes/AEW Portland Street IV, LLC and the Pizzuti Development Team.
Project: Smithers Viscient Aquatics Addition, Wareham, MA

Expansion of the aquatics research facility at the existing Smithers Viscient Wareham research facility. The 7000 sf expansion will utilize a Pre-engineered Metal Building System. Smithers Viscient is a global Contract Research Organization (CRO) providing environmental testing, toxicology, and regulatory services for the crop protection, pharmaceutical, industrial chemical, and the consumer and household product industries with laboratories located in North America and Europe.
Project: Exeter Area YMCA

This new 30,000 square foot building has a main floor of about 18,400 SqFt and a second floor of about 11,400 SqFt. There will be an entrance lobby, administration and large meeting room at the front. It will also have male and female locker rooms and childcare and the main gym floor at the rear of the first floor. The second floor will have a pair of studios over administration and a large wellness open area over the locker rooms. This floor will also have a track running around the outer edges of the gym at the rear.
Project: BMW, MINI dealerships in Rockland

The new 58,000-square-foot dealerships will replace BMW Gallery of Norwell, which occupies about 23,000 square feet in Norwell. Expected to open in the fall 2014, the Rockland facility is designed to accommodate more than 200 vehicles and a service area with more than 30 bays and amenities such as high-speed electric charging stations for the emerging electric vehicle market.
